Things to consider: Because this is an actively developing community, buyers should look at both what is available today and what is planned for future phases. Builder pricing, lot premiums, incentives and completion timelines can also change.

Cascades Verdae | Greenville, SC

Cascades Verdae is an established Greenville community offering active adult living along with additional levels of care.

That makes it different from a traditional 55+ subdivision. For buyers thinking not only about their current lifestyle but also about long-term planning, having multiple levels of care available within one community may be particularly appealing.

Not everyone moving to Greenville wants to buy immediately.

Overture Greenville is a 55+ active adult apartment community located on Market Point Drive in Greenville. It offers maintenance-free rental living along with amenities and programming designed for active adults.

May be a good fit for: Someone who wants a 55+ community but prefers to rent, or a relocating buyer who wants time to learn the Greenville area before purchasing a home.

This can be an especially useful strategy if you're moving from out of state and aren't yet sure whether Greenville, Simpsonville, Greer, Travelers Rest or another Upstate community will feel most like home.

Instead of beginning with a list of neighborhoods, I recommend starting with the lifestyle you want.

If You Want New Construction and Resort-Style Amenities

Del Webb Greenville is one of the first places I would investigate. It is specifically designed around the active-adult lifestyle and offers new construction along with planned recreational and social amenities.

If Long-Term Care Options Matter to You

Cascades Verdae in Greenville and Summit Hills in Spartanburg are worth comparing because they offer more than simply an age-restricted neighborhood. Their broader range of services may appeal to buyers thinking about aging in place.

If You Prefer an Established Neighborhood

Communities such as Swansgate may appeal more than a brand-new development. The tradeoff is that you'll be dependent on resale inventory rather than choosing from available new-construction homesites and floor plans.

If You Want Something Smaller and Quieter

The Ravines at Woodridge may be worth exploring if you prefer a smaller community rather than a large resort-style development.

If You Want to Rent Before You Buy

Overture Greenville provides an age-restricted rental option and can give relocating buyers time to get to know the Upstate before committing to a particular area.

Don't limit your home search too early.

There are neighborhoods throughout Greenville County and the surrounding Upstate that offer ranch homes, primary bedrooms on the main level, smaller yards, exterior or lawn maintenance and other features that active-adult buyers often want, without being formally age-restricted.

For some buyers, this significantly expands the number of homes and locations available.


Do You Actually Need an Age-Restricted Community?

This is one of the most useful questions to ask before beginning your search.

If your priority is living specifically with other adults in a similar stage of life, then a true 55+ community may be very important to you.

But if what you're really trying to achieve is less maintenance, single-level living, amenities and the freedom to travel, there may be many additional Upstate neighborhoods that meet those needs.

I often recommend making two lists:

  • What you want your community to provide, such as lawn maintenance, a pool, walking trails, social activities, gated access or proximity to healthcare.

Once we separate those priorities, it becomes much easier to determine whether you need a formal 55+ community or simply the right low-maintenance neighborhood.

HOA and Community Fees

Compare more than the monthly number. Find out exactly what is included, what isn't, and whether there are additional initiation, membership or service fees.

Age Restrictions

Ask how the community's age requirements work, especially if another household member is under 55 or if you expect children or grandchildren to stay with you for extended periods.

Resale Versus New Construction

New construction can offer more choices in finishes and floor plans, while established communities allow you to see the finished neighborhood and existing amenities. Neither is automatically better. They simply offer different tradeoffs.

Location

A community can look perfect online and still be in the wrong location for your daily life.

Consider drive times to healthcare, family, shopping, restaurants, the airport, church, recreation and anything else you'll use regularly.

Future Needs

You may be active and independent today, but it's still worth thinking about how the home would function if stairs, yard maintenance or driving became more difficult later.

A beautiful clubhouse doesn't necessarily tell you what it feels like to live there.

When possible, visit in person. Drive through at different times of day. Ask what activities residents actually participate in. Look at the homes, streets, amenities and surrounding area and decide whether you can picture yourself there.

My Advice for Buyers Searching for 55+ Communities in the Upstate

Start exploring before you need to move. Even if your move is six months or a year away, learning the communities now will make your eventual decision much easier.

Compare lifestyle, not just houses. You can change paint and flooring. You can't move the neighborhood closer to your children or make a quiet community suddenly have an active social calendar.

Keep an open mind about non-age-restricted communities. If your real priorities are low maintenance and single-level living, expanding the search may uncover options you hadn't considered.

Understand the costs. HOA dues, service fees, amenities, maintenance responsibilities and community structures vary considerably.

Visit before deciding whenever possible. Online research is useful, but seeing the community and surrounding area in person can completely change your impression.
