As a Realtor right here in Greenville, I hear from buyers every single week who are looking for that wonderful blend of low-maintenance living, resort-style amenities, and a warm, welcoming neighborhood of people in the same season of life. I want to give you an honest, helpful picture of what's available, what's missing, and how to navigate your search with confidence. Why the Upstate Is One of the Most Sought-After Retirement Destinations in the Country
Let's start with the good news and there is a lot of it. Upstate South Carolina is genuinely one of the best places in the nation to retire, and the numbers back that up.
South Carolina was the fastest-growing state in the country in 2025, adding nearly 80,000 new residents between July 2024 and July 2025 a 1.5% increase that outpaced every other state.1 In fact, the Greenville metro area crossed the 1 million resident milestone in 2025, a historic benchmark driven in large part by people relocating from Florida, New York, and California.2 And here's the part that really stands out: South Carolina ranked #1 nationally in 2025 for net retirement-age population growth.3
It's not hard to understand why. The Upstate offers a genuinely compelling package for active adults:

For a metro area of over a million people, we have a small handful of dedicated 55+ communities and many of them have limited resale availability or waitlists for new construction.
This is not just a local phenomenon. Nationally, the senior housing industry is facing a staggering $275 billion development gap projected by 2030, as demand from the aging Baby Boomer generation far outpaces new construction.5 High interest rates, rising construction costs, and regulatory hurdles have suppressed new development at exactly the moment when demand is peaking.

Del Webb Greenville- Greenville, SC
The newest and most high-profile addition to the Upstate 55+ market, Del Webb Greenville sits on 209 acres along the banks of the Reedy River and is the first lifestyle-centric, amenity-rich age-restricted community of its kind in the area. Built by PulteGroup, this community is still in active development and offers single-family ranch homes in three collections:
- Scenic Series — starting in the high $300s, from 1,345 sq ft
- Distinctive Series — starting in the high $400s, from 1,600 sq ft
- Echelon Series — starting in the low $600s, from 2,179 sq ft
Planned amenities include a 10,000 sq ft clubhouse, outdoor pool, pickleball and bocce ball courts, and a scenic river walk along the Reedy River.8 This community is generating enormous interest , if you're considering it, I'd encourage you to get on the interest list sooner rather than later.
Cascades Verdae- Greenville, SC
One of Greenville's most established and beloved 55+ communities, Cascades Verdae is a gated, guarded community offering a true continuum of care, from Active Adult living all the way through Memory Care and Skilled Nursing. This is a wonderful option for buyers who want the peace of mind of knowing they can age in place within the same community.
- Cottage Homes — starting in the high $500s
- Villa Apartments — starting in the mid $100s
- Monthly service fees begin in the mid $3,000s for Active Adult
Amenities include an indoor pool, wellness center, 24/7 security, and on-site dining options.9 The community is located in the heart of Greenville's Verdae area, close to shopping, dining, and healthcare.
Swansgate- Greenville, SC
A well-established, gated 55+ community in south Greenville, Swansgate has been a beloved neighborhood since it was developed between 1983 and 2000. It offers 165 single-family homes and 24 condo units across 42 acres of natural green space and it has a wonderful, tight-knit community feel.
- Price Range: Low $400s to $600s (resale only)
- Amenities: Clubhouse, pool, tennis courts, walking trails, exercise room, billiards, library, and a scenic pond
This is a resale-only community, so inventory is limited. Homes here tend to move quickly when they come to market.10
Summit Hills- Spartanburg, SC
For buyers considering Spartanburg, Summit Hills is a wonderful option. Similar in structure to Cascades Verdae, it offers a gated community with classically beautiful brick cottage homes and villa apartments, along with a full continuum of care on-site.

The Ravines at Woodridge- Spartanburg, SC
A smaller, charming 55+ community of 68 attached homes, The Ravines at Woodridge offers a quieter, more intimate active adult experience. Homes range from 1,616 to 2,381 sq ft with two to three bedrooms and two-car garages.
- Price Range: Mid $200s (resale only)
- Amenities: Clubhouse, pool, fitness room, library12
Annandale Estates- Greenville, SC
While technically not age-restricted, Annandale Estates deserves a mention for buyers who want the lifestyle of a 55+ community without the strict age requirement. Built by Ryan Homes between 2017 and 2018, this community offers low-maintenance Craftsman-style ranch homes with HOA-covered lawn care.
- Price Range: Low $300s to High $300s (resale only)
- Home Sizes: 1,150 to 1,694 sq ft, 2–3 bedrooms, 2-car garage13
The Gaps: What's Missing in the Upstate Market
I want to be honest with you about where the market falls short, because understanding the gaps helps you make the best decision for your situation.
Affordable Options Are Scarce. Most of the active adult communities in the Upstate are priced in the mid-$300s and above, with the newer communities starting significantly higher. For buyers on a fixed income or looking for a more modest price point, the options are very limited. Nationally, affordable senior housing is one of the most underserved segments of the market.5
Geographic Coverage Is Concentrated. The majority of Upstate 55+ communities are clustered in Greenville and Spartanburg. Buyers looking for active adult living in Anderson County, Pickens County, Laurens County, or the smaller Upstate communities will find very few dedicated options.
Rental Active Adult Options Are Limited. Many buyers in this stage of life prefer to rent before they buy or simply prefer the flexibility of a rental. Purpose-built active adult rental communities (not assisted living) are nearly nonexistent in the Upstate.
The "Middle Market" Is Underserved. There is a gap between the entry-level resale communities and the premium new construction options. Buyers looking for something in the $250,000–$350,000 range with resort-style amenities and new construction quality will find the pickings slim.

Start your search early. In a low-inventory market, the best homes go quickly. If you are thinking about making a move in the next one to two years, now is the time to start exploring your options, not six months from now.
Get on interest lists and waitlists. For new construction communities like Del Webb Greenville, joining the interest list early can give you first access to new releases. Don't wait until you're "ready" by then, the best homesites may be gone.
Consider age-targeted communities. If you can't find an age-restricted community that checks all your boxes, don't overlook neighborhoods that are designed for the active adult lifestyle without the formal age restriction. You may find exactly what you're looking for.
Think about the full picture. The right community isn't just about the home, it's about the lifestyle, the neighbors, the proximity to family, and the access to healthcare. Take time to visit communities in person and get a feel for the culture and the people.
